Legal Requirement for Landlords in England
Since July 2020, all landlords in England must have a valid EICR for every rental property. Failure to comply can result in fines of up to £30,000. The inspection must be carried out by a qualified, competent person — and the report given to tenants within 28 days.
What Does an EICR Inspection Cover?
Our qualified inspectors test every accessible part of the fixed electrical installation — not just a visual check.
Consumer Unit (Fuse Board)
Age, condition, circuit breaker types, RCD protection, labelling, and compliance with current standards.
Wiring & Circuits
Insulation resistance, polarity, continuity of ring final circuits, and condition of accessible cables.
Earthing & Bonding
Main protective bonding, supplementary bonding, and earthing conductor integrity throughout the property.
Sockets & Switches
Condition, correct wiring, socket face integrity, and any visible damage or deterioration.
Fixed Lighting
Pendant fittings, bathroom zone compliance, and earthing of metal light fittings.
Special Locations
Bathrooms, kitchens, and outdoor installations require stricter zone compliance under BS7671.
Understanding EICR Grades
Every observation in an EICR is classified by severity. Here's what each code means for you as a landlord.
Immediate risk of injury. Requires action before the property is re-let. We can isolate the hazard immediately during the inspection.
Not immediately dangerous but needs urgent attention. Must be remedied within 28 days. EICR will be graded Unsatisfactory.
Not dangerous but doesn't meet the latest standards. EICR can still be Satisfactory. Action recommended but not legally required.
Something requires further investigation before a grade can be assigned. Usually means concealed wiring that needs uncovering.
Who We Carry Out EICRs For
We carry out EICR inspections for landlords, letting agents, property management companies, homeowners, and businesses across Somerset, Bristol, Bath, Taunton, Bridgwater, and surrounding areas.
For landlords with multiple properties, we can arrange a schedule that aligns with your tenancy calendar — minimising void periods and keeping your portfolio compliant year-round. We work directly with letting agents to reduce the administrative burden on you.
If you're buying a property, an EICR before exchange gives you a clear picture of the electrical installation's condition and any remedial costs to factor into your offer. For homeowners, we recommend an inspection every 10 years or when moving into an older property.

EICR Failed? We Fix It Too

Once the remedial work is complete, we re-test and issue a new Satisfactory certificate. You'll have everything you need to stay compliant in a single visit or a quick follow-up — no chasing multiple trades.
- Consumer unit replacements and upgrades
- RCD and circuit breaker replacements
- Earthing and bonding corrections
- Socket and switch replacements
- Cable repairs and replacements
